Burton House is a non smoking holiday let and
does not accommodate pets. Please also be aware that Burton House,
in common with many Robin Hoods Bay holiday cottages, has multiple spiral
staircases and some areas with low beams and\or ceiling. Please enquire on booking if you require any more information on these traditional features.
Burton House can comfortably sleep a family of five or two couples. For reasons of house layout and wear and tear we do not generally take bookings for numbers greater than this. Exceptions may be made for young family members.
Weekly Tariffs are from Friday afternoon to Friday morning. Tariffs include parking permit, gas, electricity and coal (subject to coal delivery and availability). Please bring your own bed linen eg Duvet covers, bottom sheets and pillow cases or optionally all bed linen can be provided at a cost of £5 per bed. Duvets and two pillows per person are provided and we will also provide hand towels, tea towels and bath mat but bring your own bath towels
Arrival and departure
Instructions for obtaining the house key will
be sent to you 5 days before your stay. The house will be available
from 3pm on the day of arrival and must be vacated on 10am on the
day of departure. In low season it may be acceptable to vacate the
house later in the day if departing on a Sunday but please confirm when
booking. We ask guests to leave the house in a tidy condition on departure.
Deposit and payment
A non refundable deposit of £50 is required
at the time of booking with the full payment required 6 weeks before
booking date. Payment should be made by posted cheque
and the address details will be provided when booking.
Late bookings made within 2 weeks of the arrival date may require direct payment via the Paypal internet payment service.
Any cancellations made by the guest within 6 weeks of the booking
date will result in the forfeit of the total booking cost unless
the property can be re-let. If the property can be re-let the full
cost minus the deposit will be refunded.
The house owner reserves the right to cancel the booking without notice in exceptional circumstances. In such an event the full payment to date including deposit will be refunded. The house owner will not accept any additional liability in such an event.
Under no circumstances must the house be sub let. The house must only be occupied by the people named on the booking form. Any changes to occupancy must be communicated and agreed with the owner. Failure to do so may result in additional charge or booking cancellation and invalidation of liability cover and insurance.
We try to maintain the highest standards of service so please notify the owner within 24hours of the start of your stay if there is any aspect of the house that falls short. In all cases we will do what we possibly can to rectify any shortfall. Please note that failure to grant us this opportunity may impact your ability to seek recompense at a later date.
Breakages and Damage
Any breakage must be reported to the house owner immediately on 07957246665. Any service issues (heating, water etc) should be reported on the same number. The house is cleaned and inspected for breakages in-between each booking. There may be a surcharge for extra cleaning time and/or breakages at the cleaners or owners discretion.
Action taken to rectify damage to the property not judged to be accidental or beyond that of wear and tear during the guests stay will be fully invoiced to the guest.
