Burton House is a non smoking holiday let and does not accommodate pets. Please be aware that Burton House, in common with many houses in Robin Hoods Bay, has steep staircases with some low beams and ceilings. If you think any of these features will cause you a problem please ask prior to booking

Weekly Tariffs are from Friday afternoon to Friday morning. Tariffs include gas, electricity and coal (subject to coal delivery and availability). Please bring your own bed covers with you (Duvets are provided) or optionally bed linen can be provided at a cost of £10 per bed. Bath towels are not provided.

Arrival and departure

Instructions for obtaining the house key will be sent to you 5 days before your stay. The house will be available from 3pm on the day of arrival and must be vacated on 10am on the day of departure. In low season it may be acceptable to vacate the house later in the day if departing on a Sunday so please ask when booking.

On departure make sure :-

• The property must be left in the state in which you found it.
• Dirty pots must be washed dried and stored, perishable foods must be disposed of.
• Any furniture that has been moved must be returned to it original position.
• The key must be returned as per instructions.

Deposit and payment

A non refundable deposit of £50 is required at the time of booking with the full payment required 6 weeks before booking date. Failure to make the full payment will result in cancellation of the booking and loss of deposit. Payment should be made by cheque - please email for instructions.

Cancellation

Any cancellations made within 6 weeks of the booking date will result in the forfeit of the total booking cost unless the property can be re-let. If the property can be re-let the full cost minus the deposit will be refunded.

Breakages

Any breakage must be reported to the house owner immediately on 07957246665 so that we know things need replacing. Any service issues (heating, water etc) should be reported on the same number. The house is cleaned and inspected for breakages in-between each booking.

Environment

Burton House is located in a residential area and we therefore request that visitors show consideration to residents of Robin Hoods Bay by keeping noise to a minimum especially during the small hours.
